Association Dues

Real Estate Agents and Title Companies: 

Please contact HA-KC to obtain details about dues for any properties with which you are involved.  

Membership in the Country Side Homes Association transfers with the title of property ownership.   Legally-obligated annual dues are collected each May (the beginning of the fiscal year) to fund various neighborhood initiatives.  Deed-based dues vary by lot size, while additional dues which have been approved by a vote of Association members (which cover the costs of the many services and events enjoyed by Association members) are calculated at a fixed rate per household.  These services and events include: semi-annual dumpster days, Easter Egg Hunt, Annual Meeting, Independence Day Bike Parade, Autumn Picnic, contracted security with off-duty Kansas City Police officers, landscaping & maintenance of the CSHA's many beautiful islands and park spaces, & privately-contracted snow/ice removal.

 

The CSHA contracts with Homes Associations of Kansas City, Inc. ("HA-KC") to perform accounting and administrative duties.  Annual dues statements are mailed via the USPS at the beginning of each fiscal year.  Invoices are due 30 days after the initial mailing.  Payments can be made by check using the return envelope included in the dues mailing (make your cheque out to "Country Side Homes Assn"), by calling HA-KC (913-385-2440) and paying by credit card over the phone, or at HA-KC's online payment portal via credit card or e-check.

A series of reminders and follow-up invoices for unpaid balances (plus interest accruals) are sent for three billing cycles (see schedule below).  Unpaid invoices after 90 days are subject to property lien assessments and penalties. 

Late April

Invoices mailed to each homeowner.
Payments due May 31

Mid-June

Courtesy reminder mailed for outstanding payments (plus interest accruals).

Mid-July

Courtesy reminder mailed for outstanding payments (plus interest accruals), along with a letter from the treasurer outlining payment policy and a reminder of property lien assessment process for outstanding balances.

Early August

Certified letter mailed to property owners with outstanding balances providing formal notice of lien assessments.

First business day of September

Liens assessed for outstanding association dues. A lien service fee of $100 will be added to outstanding balances.
